@Michael Noto I use Rentalutions (and have tried to get them use it, even offering to come over and get it setup for them) and have it setup to remind them via email and I will be switching on the auto-late fee charge feature after I get the email out.

I see you're in Valley Village - if that's where your buildings are, I'd proceed with caution; Los Angeles is poised to implement some unfavorable regulations in the coming years, and beware of trying to STR with rent-controlled units.What you may look into is: AirBNB has what they call a "Friendly Buildings Program" where they've partnered with certain long-term landlords to allow their tenants to AirBNB their apartments in an above-board manner, and the landlord gets a cut.

That would make the people investing in crypto now look prettt smart not that far off like downunder in In Ozzie land they basically do not use paper checques.. and can't understand why our tenants here in the US are NOT ALL on auto pay... and why their rent which is due on the 1st does not get paid on the second.. can anyone explain that ???

Hi all, I've come across the following scenario which is a bit of web on a commercial property (auto related) I'm interested in.1) Property is not currently for sale, however, the owner is in default for two years and the note broker is selling it as a non-performing note.2) A run to the county record vault shows no Lis Pendens yet3) records also show that the original LLC that purchased the property 2009, sold it on a deed (quit claim?)

We were keeping track of our business expenses, particularly our auto and home office expenses, but we were told by our tax preparer that we couldn't deduct those because they are not expenses that related to the "actual rental property."
