HOA prevent me from painting my house all black or all red.

No response (until after it was done and they put it upIn a day) Having a job I have to be at, it seems anything short of laying down on the property like Tieneman Square could have prevented them building it. 

It’s not really a “lien” but a type of “interest”.This a strategy, and sometimes an extortion type game, where they try to prevent you from selling to someone else.....it’s Proper use is to protect them when they Do have a valid contract on the property.Clarification needed: did You refuse to close the sale or did the buyer fail to close on time?  

Basically just make sure that there are no restrictive covenants that will prevent rents from increasing to market rates.

@John Teachout @Andreas W.I’m not very well educated on it, but basically it’s applying metal sidings to windows to prevent water and bugs from damaging the wood.

But even then, might be unnecessary.

There are beautiful and as long as you take care of them and do preventative maintenance then you should be fine.

I believe it tends to give me a slightly lower return, because the sponsor is going to be more careful, and if there is a severe downturn will prevent me from taking catastrophic losses.

Essentially I am trying to prevent blowing all of our cashflow on paying my team so I want to make sure I am getting deals that allow for everyone to make money.Looking forward to see what feedback this brings.- Karl
