This is true Mark we as lenders do not factor in hypothical Joe's actual daily life expenses even those the formula of 45% DTI is attempting do so by limiting DTI to that specific number.The problem is that that there are taxes, utilities, living expenses, entertainment, and many other expenses that are not taken into account when looking at the 45% DTI.I've had a similar feeling as you have had since mid 2015 in orange county till today in seattle/OC areas are still similar to this where people are coming in with 0-3.5% down and sometimes with no money of their own (seller credits closing, and grant program 0% down on primary).

No dog collars, studs, facial piercings.Dyed or frosted hair is fine, just not orange or some wild unnatural color, no one wants to deal with a clown. :)Stay away from gaudy excessive jewlry or large hats, IMO, it's another attention distractor.I failed to mention tats above, so this applies to both men and women, a small tat is fine, if you have badassbiker with a dagger dripping blood, cover it up with clothes.

Tax-free gains, compounded over the long-term, are HUGE.I'll take that over whatever (potentially taxable) returns I could enjoy on $5,500 per year in the short-term.But to that point, if $5,500 a year is going to make or break an investor's ability to execute their investment plan in the short term, then they should probably be looking for ways to maximize their income rather than figuring out how to maximize their return on $5,500 a year in the short-term.And you can self-direct a Roth mind you.Mine has been invested in stocks (during the Recession), then notes earning 12%, and now a beachfront project in Orange County, California.The ability to snowball TAX-FREE WEALTH in such a vehicle is a significant financial boon.

I usually get orange juice, steak, boneless chicken to make a sandwich, and a 5lb of potatos is pretty cheap like $2.50, and flour is only like $2.5 for 5lb.
