Meaning, they are showing units, getting new clients etc but they are kind of light on the actual nuts and bolts of property management. 

In CA the contractors have gone nuts and are practically charging the going rates for the real estate sales price / square foot. 

I am new to investing and Have been told to start with Wholesaling...I am taking courses and learning the nuts and bolts of Wholesaling...My question is how do I create my Buyers List so when I have a property I could go and find a buyer to wholesale to....I have some ideas like placing an ad in the paper for ex: "Investors needed to buy Whole sale properties etc."

We cleared and planted about 300 fruit trees and flowers on it. 

@Jennifer S. if you are shaking a tree and no fruit is falling out of it, there is a possibility you are shaking the wrong tree.  

I think the neighbor has finally figured out that I cannot and will not evict my tenant simply because they can't get along, but it drives me nuts!

The rest of the neediness and lack of consideration I get annoyed at and try to manage but the door opening drives me nuts, costs me money, and I don't think is welcome by other tenants.
