We made arrangements and he sold the two units at a relatively small discount.

If the information entered is not matching the  payment platform then what is being entered is the issue. 

The laws usually say the LLC owner cannot defend itself in a lawsuit and some other issues if it does not register.

I think the issue will be the best ones for the job don't want the job or need the job and the ones who need and/or want the job won't be the best :/

First, I need to learn how to protect myself and my current tenant against some of the issues I've seen online where renters will stay past the date they're supposed to leave.

I think that is the biggest issue but perhaps next year when my income is better I might be able to use both my income and the boarder income.

Things like this can be relatively low cost low risk propositions if managed well but can set your units apart from others who don't offer these things.

That would depend on a few factors:How confident you feel in managing the project (as @William Hutch mentioned).How confident you are in recognizing building issues/concerns, and pointing them out.How much time you have to oversee and research how things should be done.

Issue is I have property actively leased at $1500 but appraisal came in with $1215 because they said they couldn’t find any good comps.
