@Wayne BrooksI need clarification on your response to Marie's inquiry which I have an understanding.Why does Marie still has a mortgage with the bank when the loan was already sold to another company who offered a loan settlement close to 1/3 of the current property value?

I got my funds and goals in order , I want for a 2-3 family in New Jersey or staten island using fha loan.My question is how do I get pre qualified ,because I don't want a hard inquiry on my credit yet cause I haven't looked at property's yet but I do want to see how much I can get loaned. 1.

Higher end of market rents cuts your inquiries for a vacancy to fewer and more qualified and desirable tenants (again this is my experience).

That's obviously absurd.And again, please refer to @Jay Hinrichs' comments above about the State of Oregon's response to his inquiry and the states that are cracking down on wholesaling. 

I receive a lot of inquiries about these and I definately need more training to make sure that I am doing the right thing for everyone involved.

Having said that, listing it when there will not be resources to show it or even handle inquiries is a killer. 

Someone in the forums said a S-Corp that houses multiple LLCs.Also on the topic of LLCs and BRRRR, how do you keep refinancing when you can only have so many credit inquiries?

It may important to note, I have a duns number with credit signal and noticed one llc has a new inquiry but the other did not.

In my opinion, the key is buying a nice property in a nice neighborhood that people want to live in (so you get a high volume of inquiries when you post for rent) which allows you to be extremely picky with who you let into the house.

My beach homes are getting lots of inquiries, most for 5-7 days vs. the normal 3-4 days.
