Only thing that would have made the story better would be if you would have presented the old owner with her old tin toy when she came back to see how you transformed the home.

I like having friends with those toys but no desire to have them.

Without getting into the details, I've been having a problem with very unqualified applicants for my new rental.Because there's limited room for the tenant to keep a lawnmower on the property, I've been toying with the idea of including lawn service to get better applicants.

In my area, it's closer to $250 per square (investor pricing), which includes taking off the old roof, replacing it, and hauling away the material.

There will always be new investors that give up too easily and that will give the investors (who are in it for the long haul) more houses to pick from.Hard money lenders are having problems which impacts rehabber investors.

We've also toyed with the idea of advertising in rags that get distrubuted in our neighborhoods but haven't pursued that yet.
