Can you go more into the specifics of how you were able to achieve such astounding growth in such a short period of time?  

Again, what do you think this task involves?  

Certainly one can see trends in good neighborhoods, watch development of schools, roads, infrastructure and growth so appreciation can be more likely than not, but appreciation is mostly based on timing and economic success in an area and market crashes can and do wipe out all gains even when everything else was done correctly.

I just worry the economy is not supporting the jump growth for the lower end renters.

Talking to a friend who's an accountant, his suggestion of selling to reset basis on the growth for tax reasons can be a good idea.

Also, I purchased in an area that is exploding with growth, and while i didn't buy for the appreciation it should go up in value over the next few years.  

So you would have a stagnant growth and a very good positive cash flow?
