I would list any major issues in the Summary and tell the buyer to read the entire report for minor issues, like GFIs, sticky windows, etc.

Hi Matt, whenever evaluating an MTR market I would suggest looking at Furnished Finder, Airbnb/VRBO (30+ day stays), and Zillow to try and see what other online listings are available.

It's also quite a bit more complicated than "this qualifies for 5 year and this doesn't qualify" since there isn't really a "list of every possible asset and it's depreciation life" most assets that qualify for 5 year fall under asset class 57.0 assets used in distributive trades and services.

Also find out if they have a move out list for you to check and what the expectations are (ie I expect any carpet to be professionally cleaned and want a receipt, over is cleaned, if you had a pet any poop in the yard to be picked up, etc).
