Inept Home Inspectors

Ok, I had a house I was selling go into escrow and of course the buyer had a Home Inspector do his thing. This house was recently remodeled (by yours truly) and had almost nothing worth calling out. The buyer was a single, older lady.....

As a side-note, I used to do Home Inspections back in the day as a GC. My rule of thumb was to not alarm the buyer unnecessarily...no point to it and unprofessional. I would list any major issues in the Summary and tell the buyer to read the entire report for minor issues, like GFIs, sticky windows, etc. The Summary page was reserved for 4-5 major issues like damaged trusses, anything leaking, undersized electrical panel, water under the house, etc....y'know, big and important stuff.

So this joker has 5 pages of summary items...everything from loose doorknobs to a loose tile. Called out the ground around the house for not falling 6 inches in 10 feet. He must have had the Home Inspector Book with him and just copied it into his report......

And on top of that, he missed a few things that I was expecting to be called out......unbelievable. A young guy with no construction experience....worst Home Inspector ever. Cost me a few grand because at that point in the deal it was just easier than arguing every single point, the buyer freaked out when she got the report and I can't say I blame her to be honest......
