I have sample marketing materials.

Do you have a sample operating agreement.

Maybe just use a sample property to get the ball rolling and the lender will tell you what they're going to need.  

I have zero drama at my 2fams(I only have 3, small sample I know), I have never ending drama at my 3-5 units properties. 

Two in the last few months approached me with sample cost segs on their properties....

Here are a few very anecdotal personal observations: *Please note that there may or may not be larger market data that support/contradict these statements, and I am stating this only based on my extremely small sample size compared with the entire population, so please take that with a grain of salt  :)For our preferred price point, it seems that sale prices are generally outpacing rent increases. 

I am more than happy to share the results when I get a good sample population.

@Matt Schelberg it is for a completely different tenant, I've found a few sales folks who usually have a lot of samples need places to store them so it's been pretty consistent, also in this neighborhood lots of families rent and don't have garages so there have been plenty options.
