The reality is that the interest on such a small amount borders on trivial especially when you consider that it's all deductible anyhow.

Most 80 year old attorneys probably are not going to start trying out a new direct buyer, though I guess you never know.This also has two advantages, A, not having to contact those directly related to the deceased, it's more matter of fact / business rather than high emotions, and B, almost no one else is doing it this way.

If it was before in 1950, then more than likely that owner is deceased.

So as a general rule it's a good time to reach out to the personal representative of the deceased once the PR opens the probate case.

Westland is west of Dearborn Heights, borders Garden City, Livonia, Canton, Northville, Farmington Hills, etc, etc.when i first saw it in march, it had a lot of junk, but the owners moved out yesterday and they had removed EVERYTHING from it. just super pleased. it was purchased for 60k and i am thrilled. the inventory is so low right now that i can patch some holes, put a coat of paint and literally have a bidding war at 85k. but.... that's not what i want. that's not what i am after. i want the "passive" cash flow. i want the monthly checks.
