Finding a contractor, meeting them at the site, chasing them for a bid - and then repeating for the owners that want 2-3 bids, is VERY time consuming.

Maybe the seller is certain that traditional financing will not be approved for the property so he/she is essentially "cutting to the chase" and searching for buyers that have guaranteed financing and won't waste their time on prospects with traditional financing getting denied.

I had to evict a tenant who owes me about $3,000, and even if I don't collect, I want them to chase this person down and put a mark on their credit.I found a couple websites that will let me pay $30 to send a letter and report it to Experian, TransUnion, etc myself but that doesn't necessarily accomplish the whole "chasing down the tenant for the money" part.
