also the amortization at 30 years will increase your cash flow but seller may want shorter amortization to have you put a little something  extra in monthly  HOARDER:  5k may not cover it  Clean out , dumpster , stripping flooring , demo If he's a smoker , heavy priming and paint   Drywall repairupdating electric , plumbing and new flooring , kitchen cabinets   I would allocate extra depending on square footage of apartment   You need to get in there and do a through assessment and talk to occupants to get some information    Find out if hoarder smokes and take a pack of cigarettes to get building info out of him, maybe a case of beer or even 40 dollars in cash

What I can think of the rest of the work for the house is: Sheetrock, paining, flooring, installing cabinets/counter tops in kitchen and bathrooms, tile up around showers, appliances (water heater, dishwasher, range oven, microwave oven), light fixtures, interior doors.I am posting here to seeking advise on any major to-do items I missed?

Adding the 3rd BR is the key in this transaction, otherwise, it would be too close for me to justify from a financial perspective.I have a pretty high rehab cost bc I want to upgrade several things (cabinets, flooring, appliances) and it needs several things as well (roof, drywall repair, 1 new bathroom = ~$28k).This deal is good, but it is pushing my limits on what I would normally buy or consider a steal.
