Include activities at the rental with games, separate living rooms, outdoor space for adults and kids, etc.Looks like you're killing it!

One of my friends invests in Adult Family Homes.

Especially since we have two lazy adult cats.

Our home has hosted a lot of adults who I suspect are relieved they didn't have to sleep in a Spiderman room or play games in an unheated/uncooled game room like most of them are down here.

Personally, I hire a cleaner to handle the common areas on all my multi-family properties because the tenants (even older adults) don't usually clean the common areas.

SInce any good agent won't stand for giving 50% away, that means a bunch of newbies, adults to retrain in business, ethical issues, legal matters, sales, compliance issues and tons of records to keep, forms to buy, signs to get, clubs to join, office to furnish....I think I'll stop.

This means something of a nomadic lifestyle but if you're anything like most of the young adults I've met (and once was) that shouldn't be a big deal being as you probably can move everything you own in your car so moving every year or so isn't a big deal. ;)Considering the conditions most teenagers will tolerate and depending on your construction skill levels you might want to be on the lookout for a rehab deal.

Plus we aren't here to be adult baby sitters.I've always pointed my clients towards SFR as turn overs decrease massively.
