Bought two four plexes near a Western Oregon Campus. $315K price for 4 2 bed/2 bath units one block from campus. $60k down at 4.75% owner carry.

Markets vary of course, but this is what we're doing in CT / western MA.   

The average home in Western Washington (in my area anyways) is now going for no less than 300K.

I'm a buy and hold BRRRR investor and agent out here in Western MA area.

Tenants rights activists own Commissioner Eudaly (can't forget commissioner) and she clearly told everyone, multiple times, that rent control ban will be gone.

I'm questioning someone from a western developed country to move to USA.

But, being in the states, they do understand taking cash somewhere to have the money transferred somewhere else, like Mexico (via Western Union, etc.)So, I suggest you work with knowing what they understand.
