I have learned over the years to do this stuff within the first few days of going into contract.. you don't want to waste time and money on due diligence inspections apprasials etc only to have some title issue that has been there all along pop up.. and I know in many states the closing attornies wont run title to right before closing.. since they have to pay an abstractor and they are worried about getting reimbursed if the loan does not come through etc.Its all a learning curve for sur.e

Assuming its all good, a bunch of RV parks wont let people who have RV's older than 10 years stay at their park, it's a good way to weed out people you may not want to rent to.

I found a hard money lender that will finance 100% of purchase price and rehab cost up to 70% of ARV. the catch is that they wont pay for rehab until each stage is complete, so I'll have to pay contractors as they go, and then get paid back by the HML. and of course the fees are pretty outrageous.

I inquired getting a business loan from them to which they told me the property would have to appraise for at least 90k (it wont).When you have multiple mortgages and are trying to Refinance a property, where do you typically go?
