Hello all, I have recently lost my mind discovering how difficult and from my point of view unreasonable the Massachusetts court process is for foreclosures and challenging their validity.

I"ll attend the Northern VA Open Networking event at Ono Brewing Company in Chantilly, then attend the Real Estate Study Meetup for Millennials online.

Discovering this community has given me a huge boost in confidence to pursue Real Estate! 

I say "sort of" because all though I am new ( Within this concluding year i've been studying, cold calling, and i've almost closed on a few deals ), I have yet to close on that first deal though.

What I think I have discovered, so far, is 1) in Georgia, it is perfectly legal to wholesale without a license; 2) for many if not most properties it is best to have buyers lined up in advance; although for an exceptional deal, it may not be necessary (incidentally, I do have a short buyers list already and plan to expand it; and 3) those buyers and/or a hard money lender can provide POF if needed, although in a FSBO with no listing agent POF may not be necessary.
