In Texas you have to have your real estate license for 4 years before you can sit for you brokers license.I would suggest getting your RE license and then working with a PM company for the next 3 years so you can get your brokers license. 

I am looking to educate myself on the eviction process and find legal help that is reputable and experienced with this process.

In order to minimize the amount of time you'll spend hands on managing, I suggest finding a good cleaning crew and an on-call handy man or maintenance company.

I'm currently under contract with another property and this company has already had me pay for appraisal and is trying to get me to order insurance, but I still haven't received an initial disclosure or anything like it confirming the interest rate and everything.

The proximity to lake Tahoe and Ski areas combined with tech companies like Tesla in the area there is a stream of people that come to the area.

With my first property, I have a property management company handle everything there so this research is new to me. 

This time I called Rtr and they said, "we need to switch PM companies to "PM company B", we have had a lot of complaints and have been moving a lot of Rtr customers over to this new PM company for a few months.
