There are some pretty interesting terms to these types of loans....as in, if your fund would decrease in value, you would owe the difference of 50% immediately, so if you are in this type of scenario then do ask about all the terms and conditions for this type of a loan product with your bank.

it takes the same amount of work to do a 500K loan as it does a 50K loan. the loan balances are smaller so income is MUCH less, so the banks return on overhead and time is far less. it's a product banks provided to keep a big customer base, not a money maker.

You may also want to consider the rehab loans besides the 203k loan, its a great product but it can be a bit more complicated than other rehab options and in the hotter areas your offer with a 203k loan ay not look as attractive to a potential seller.

This allows a tenant not to be stuck in a long term lease if life happens, but also allows me a safety cushion for cleaning, posting, and filling the vacancy.If it were me i would open the communication with them a bit and let them know they are liable for the full lease term, but due to their excellent rental history and care of the unit you'd like to work with them on their needs.
