If you are new to a market that has a lot of big players there is a risk that the inventory being shown to you is the properties that those in the know didn't want (and then you have to wonder why, unfortunately often times our egos get in the way to take a step back and question your great deal as hard as you might).

Being slightly larger than a mom and pop, but not quite a national player, I don't see it making financial sense to adopt the necessary policies to comply (and I am not suggesting noncompliance) on our own.Now if the process could be streamlined to where one could hire a professional (mortgage originator, attorney, whoever) to handle those details at a reasonable cost, then I would be game.

The diligence isn't hard but like I said if you buy the wrong park or don't price in certain issues it can be catastrophic.I'm a park owner so ask away anything you'd like but Curt is right, MHU has more park specific players.

Of course the apartment can be finished inside, but only for additional payment.Now about the projects that I have, all builders\developers that I deal with are usually big players on the local markets, which means that they have several projects at the same time, in different stages of construction.
