I'll work on that one thing nonstop, day and night and then i'll just get bored with it and move on. for instance, right now i'm rebuilding/chopping my harley, taking guitar lessons online, moderating the guitar site messageboard, learning to train my pitbull , studying the feasibility of constructing a supercross track in my area, and of course learing the in's and out of real estate and thats just in this month alone.

And while prices may start to flatten in the rest of the country, the Midwest is getting more attention from investors, families and businesses because of lower prices, but also because we have plenty of fresh water, moderate summers, no fires and no hurricanes.

To moderators..... is it possible to move this thread to Florida / Ft.

The mindset on that (aside from the challenges finding the right deals with the clock ticking on the 45 day 1031 period) was that a long term buy and hold and moderate leverage would meet most of our cash flow goals without going too risky with too little time to do it carefully  -- and with the limited deals available to us at that exact moment. 

I have no idea where your angry post came from, but as you are a BP Moderator, it was disappointing. 

A 5% no hassle, moderately safe securities yield should be easy to average.

I have been gravitating my clients towards moderate leverage 2-30 unit buildings.

Some moderate luck too.
