I also do freelance computer programming and web development on the side, though that only produces $1,000 here and there nothing really to write home about.I do not have very much background in real estate.

So in both cases an argument could be made that location isn't as important as it would be for a long-term renter.Remember: AirBnB is a business that works as well as you can manage the rental and understand their own web/app interface.

In your market area there has to be some way to list and post rental units... start searching that web site to find comparables.

At the risk of coming across as making a shameless plug for my own profession, I strongly caution you against using web generated forms for two reasons:1.

I couldn't figure out from their web site which type of license is required for what type of permit.Now, for some trades, electric and plumbing in particular, there are state licenses, and those do require significant experience.

Not sure how close PA is to that, but a quick web search should turn up an answer. 

As with any resource, you'll find stuff you like and bypass stuff you don't.There may be a guru out there worth the $10K, but my guess is you'll get the best bang for your buck stating off by meeting local investors, reading books, and web searches.

Forget web-based sellers of lender lists, most/all of which are scams, and multi-state far away lenders, who likely have no understanding of you or your area and might not be sympathetic to any problems you might have after you’ve borrowed the money.Do prepare a list of questions for your prospective lender.
