We do rehabs on all homes that we pick up, which makes it time & labor intensive on the front end but almost care-free once they are up and rented.

In our experience with such a loan (203k), you can only do the rehab work yourself if a) you're qualified and it sounds like you/your dad would pass the test, and b) if you buy a single family home.
