Your in perfect position to do this since you dont need instant income and can build your business over time..  

Having a real estate license could get your some instant credibility.  

You can also turn on settings for Instant Book where guests have to have at least one positive review (meaning it's not a new account) and zero negative reviews.

You need to have the ability to make changes on-the-fly,  the ability to cut your losses in an instant, and the power to make all critical decisions that will make the deal perform they way you want and not the way some unscrupulous syndicator wants.

You can apply online with property details and they'll give you a rate instantly, actually several rates depending on the LTV you pick.

You can't have that instantly when you are starting out, you just have to be willing to talk talk talk and listen listen listen and try to sustain yourself as best you can as you work at finding your first few deals.
