Batchleads' response was to suggest lying about the industry to get the campaign accepted, which we obviously did not do and strongly advise against if you wish to avoid getting sued.My current marketing channels are outsourced cold calling and PPC.I know that this answer does not help since you're looking for lead generation advice, but SMS marketing for follow up (leads you've already spoken to) are getting through with my clients. 

Does anyone know of just as good a way to learn about this business without spending so much money??

My list includes - last 2 years employment history and current employment [2 paystubs], criminal checks, eviction checks, No Pets, No smoking, tenant pays utilities, maintains landscape, no subleasing, bring own washer & dryer, 1 month security deposit and transfer of utilities before moving in, rental insurance, all occupants will be on lease, notice period of 2 months for termination, tenant references, No cosigners, no painting walls, late fee notice, any hoa fines should be paid by tenant, inspection of property at 3, 9 and 12 months.Please let me know if I am missing anything.3.

I know other investors bought the property and sold it after a rehab and still made money. 

I don't know much about a community but if you have a facebook there is an ulster county investors page which is semi active.

So, you'd want to go into it knowing you were going to: go all out to beat your competition, have a distinctive property, stand out online, and have your return compensate you for the headache of running a little hospitality business.Does that help? 

I do have some cash saved up enought for a down payment, and i would like to buy a property to flip and make money, I KNOW IT IS NOT EASY, especially for someone who has never done it.
