Without trying to sound too misleading to the seller i would either in person or in letter explain to them that I'm not a realtor, and that no seller fees would be required to finding a buyer which i guess is slightly deceptive.

When using a Hard Money Lender I understand that there is a loan origination fee but what I am confused with is this: What are the monthly payments on a HML assuming that it is 15% interest on a $100K loan.

They take a fee for finding the banks and processing the loans.

I don’t want any referral fee, but what I do need help with is getting comparable sales from the MLS.

With no monthly payments, interest and loan balance due at six month or pay just interest and a fee to start another six month loan. 6% interest rate I think
