I'm crossing my fingers that some East Bay BP members see your post and offer some tips, since I have this same question - where can I find rehab, cabinet, and appliance materials at bargain prices around the San Francisco and East Bay area? 

That said, a quick tip for DIY parts replacement if you choose to go that route... if you're uncertain about what is wrong and opt to replace parts as the process of diagnosis, start with the least expensive part first and don't un-package the control board until you're absolutely certain you'll use it, as electronic parts are often not returnable if the package has been opened.Good luck!

I remember reading someone's post here on BP that this other landlord has a clause IN THE LEASE that states that any money collected from the tenant goes to pay for damages first, next to pay late fees and past rents and finally to pay current rent.In your case, when the tenant paid the rent late, the first dollars ($20 in your case) would go to pay the late fees thus leaving the tenant $20 short on current month's rent IF THAT CLAUSE IS IN THE LEASE.Not legal advice.My vote: evict.Keep reading landlording posts here on BP to get more tips.
