Rentals in a mostly non-rental area usually don't promote higher property values, but you might be able to show faster selling times if more buyers would consider the property.

In my opinion, the monthly market condition press release that HAR does is very generalize and often more optimistic than what some local neighborhoods are experiencing so don't put too much weight in those press release.

A conventional lender will do the same for you, but if the home needs work it carries way less weight with the seller and agent.
