I've chased too much partial payments to not collect it all at once.

If you do, I suspect it could take you a long time to pull yourself away from being an employee at a Brokerage and truly entering the realm of your own business, which is where you grow and chase your endless opportunities!

My idea is to build the supply for myself and those who are tired of chasing for deals and not getting any closer to finding one.

Looking to see if anyone has any lawn and snow removal referrals in Racine, WI I have contacted 6 different companies with 3 of which never responded and the other 3 I have been waiting days now to send me their quote/estimate they promised me several days ago I don't have time to chase them down looking to see if anyone can help me or know anyone reputable for lawn maintenance and snow removal.

I'll still collect quotes, but most contractors work on a job-to-job basis so they'll be chasing the bigger jobs while smaller projects get left on the side. 

No system is perfect, so don't waste your time chasing after the next shiny object.

Because if it does not sell, you have to start chasing the market down, people start wonder what's wrong with your listing, are reluctant to offer, or eventually make a low ball offer - Getting a property under contract is only half the job.

Also note that you want to price it ahead of the market, not chase the market.
