Even in my Sec 8 properties I do ceiling, walls and trim in different colors/sheens (and occasionally an accent wall if I have some odd leftover paint).  

Don't be like me always stick to your guns but I found that no matter what pets are going to ruin something wether it's carpet, trim, doors , etc.

I usually skip the underlayment and get the trim online from Home Depot for cheaper than it costs to buy it in the store. 

This included replacing lightbulbs and trimming a tree in the backyard. 

keep it neutral paint colors with bright white trim and baseboards.

They even work with us where, for example, on one turnover last year we came in town and did what we wanted (pressure washed house, painted outdoor trim, stained decks, fixed fence, etc.), then they finished it up when we were done.  

@Greg JeanfreauInstead of just paint, we expanded this and use the same paint, cabinets, laminate, tile, lighting, outlets, trim, anything and everything we can.
