What's the secret to finding good deals?

For all my Wholesellers out there that dont mind sharing there secret on different ways to finding Motivated sellers??

I have been looking around for a duplex or single family resident that has + cash flow in Orange County or L.A County but I cant seem to find anything..When I'm lucky I can find one that the rent comes close to mortga...

It seems like all the investors around here like to keep secret that they invest.

Give them step by step instructions, they want the secrets of how to do it, dream chasers man, let's not spoil it for them!

In my several decades of investing I have found that purchasing with cash flow as the number one goal and the secret to success in real estate.

Great example is the Donner Party and their dealings with various advisers along their route who sold them secret maps, told them about shortcuts, and gave them all kinds of advice from far away.

No secret, in sales it is the 9th,10th,11th..... that separates the best from the others.

Unique, “proprietary†or secret methods are more than likely to be nothing more than marketing hype intended to separate you from your money and nothing more.
