There are many programs designed to build a coaching empire - NOT a real estate empire (clue - many sub-coaches).

Navarre has good options inland that can be short termed making 50k plus under 350k purchase price. 

I am a lot younger in my investment career and empire building, but have properties purchased in 2009  that are in that scope.

Only running the real numbers will tell you.As for close to LA, I know the inland empire was good for some time, but think it's been recovering, so may not be as smoking as it once was.

I currently have 1 Property that I own with another buddy of mine that we bought together in college but we are wanting to start expanding our little empire.

This community has been really useful so far for me.As for LLCs, it seems like you have to cover yourself for a while, but once you've got a mini "empire" going, then you should be able to use your LLC to make everything happen.
