Talk with local investors to see who they work with and interview them to see if they would be a good fit (contractors, property management, RE agent, etc.)

I know I want to start with SFH or multifamily as it fits my current lifestyle to invest in that area. 

Sounds like a mini split should fit your needs.  

In the future they will make large pickup trucks that need this, and they must fit where the charger is.Also, know what the service life and repair costs are for this equipment and factor those into your CAPEX and repairs budgets.Make sure the equipment you are installing is the equipment you want to offer to other renters in the future.

It will fit the requirements of separate electrical meters, separate sewer connections, distinct shutoffs (electric and plumbing), independent HVAC, 5/8" Type  X ceiling sheetrock (whatever that inspection entails), meeting egress requirements, etc.

There are exceptions but don't think you will fit into those based on your post. 

They will be able to set you up with properties that best fit your goals and criteria.

Then solidify your RE investing goal (dont want to get tied up in a property that doesnt fit your goals).

Pick a channel that fits your budget and start funneling your marketing toward those people.
