What made you interested in investing in this type of deal?

I have a potential private lender, but I need to determine if this is a viable investment opportunity and explore the best financing options 

There has been an international airport in Cabo for a very long time and there's no need or plan for another one.Isla Mujeres and Puerto Morelos: these are great places but that's not generally where the bulk of the renters want to be so these aren't good locations for investment properties in my humble opinion.Hope this helps!
