I'm in the Emerald and Forgotten Coast market, and that is not the trend here.

@Brandon Martinez - To reiterate a lot of people's points, I am still finding cash flowing properties in Western Mass.

With various data sources to back me up, many say Chicago could gain even more climate-migrants and the likes from each west/east coast who're facing extreme weather events at unprecedented rates (I lost my home in 2007 in San Diego due to a wildfire, and know many others like me).

I figure even if I invest, and it’s a failure, I’d at least have an amazing place on the East coast to visit.i would love to hear more from you.

Adam, if those were my only two options I would build the ADU.This is coming from someone down on the Central Coast that has 12-doors in Detroit... but I'm currently building an ADU & addition of 2,060 sq ft total at my primary residence.

WE have to keep in mind also that each state is different in how they operate with regard to public records.. out east in the states were folks still need a title abstractor title work is completely different than the west coast were most title plants have been moved off shore..

The Northern corridor and coast is a fairly active market for small balance apartment complexes.
