It has a Walmart, Lowe’s, Home Depot, Applebees, and a 99 Restaurant which is a New England chain as well as tons of other businesses and restaurants.

I know a lot of investors have done very well in Peirce County but I just haven't learned or know enough about that market to make an investment there.Washington state properties are expensive and can be difficult to make breakeven let alone cash flow at this moment due to the combination of high prices and interest rates. 

Make sure they are "investor friendly" and well connected in the neighborhood.

Watch out for egress (windows or doors) as well.  

.- The inspections are only 5 years, but tenants are not likely to take care of them home as well as you, and refurbishing hardwood, lath and plaster, and anything else is going to be much more expensive than the typical Landlord special (white paint, and grey LVP)It will all come down to making your numbers work.

On the other hand, the croissant are cheaper, local and work pretty darn well.

There is an interest in medium term rentals for travel nurses as well.  

But if you did the property up right with killer design and great amenities -- I'm picturing cool wallpaper, a game room, boho/modern furniture and a hot tub -- I can see a place here doing well as an affordable Airbnb/STR option just 10 minutes to downtown Denver.
