@Raul Velazquez The 3 things I would recommend besides reading books/audio/sites are:1.

Please consult your trusted professional in getting accurate information as it relates to the estate.This site has 1031 intermediaries that have far more expertise than I have about 1031 but 1) you cannot 1031 a pure OO property.  

To set the scene: A cost seg study breaks your property into two important categories:1250 "real" property aka the building, foundation and other long life assets.1245 property aka anything that can be accelerated such as 5, 7, or 15 year property like carpets, cabinets, or other site improvements.

I cannot find any reviews on BP or other sites.

So, I called the appraiser and explained that I would meet him on site to go over the paperwork.  

He prides himself on having "realistic" standards and claims to value inner qualities over appearance.

Personal criteria, building criteria and area criteria will all affect the way a deal appears on paper. two 100 unit apartment complexes, one in an A area and one in a C+ area will have very different financial breakdowns and interest groups.Want to know if a deal is good (for you)?

I read the actual laws on the books in addition to seeking investor input on this site.    

I also don't see any NMLS licensing posted on your personal website, company page, or even your signature line.
