lumber was two weeks late. have to create a backup schedule for contractors!

By themselves they are lumber not real estate. 

I would hold for now and reevaluate when lumber prices and other material costs come down some more.

Etc, Etc.....Pay after complete AND passed inspection.Some phases may require a payment in advance, like framing, electrical or plumbing.......a typical house will have a lumber materials cost of $15k (more nowadays :-) and it is fair for a contractor to ask for 50% so he can buy his lumber, and not be out that much.

As we have all been very aware, lumber prices have been on a tare higher since bottoming out in April 2020.

Paying for the additional material cost on say lumber may not represent 10% additional to the entire home's price...maybe it does?

Also, Garrett, that’s what Im seeing as well- people unloading properties to profit and they’ll are top dollar. 

I was going to build on the property out of pocket and move to that but lumber price's have stalled that for now.
