Offering great product is key and the secret sauce is on the back end.

I am not looking to be spoonfed a secret sauce (because there probably isnt one), more to spark discussion amongst ourselves to see what markets are worth a second (or first) look.

The secret-sauce part of the strategy is that you're buying it at a discount from what it should ALREADY be worth, which means that the amount you spend on the rehab does NOT have to increase its value by more than the rehab cost.

This is a system we had created to target literally every condo in San Diego County and create both investment opportunity as well as solutions for distressed home owners.To Kevin's point, we too have found a better ROI immediately with the fixers, but we have some "secret sauce" when it comes to these deals as well (www.LCCoinc.com).

But do realize you're "buying a job" if you do the math like that.The trouble with trying to identify every possible expense, line by line, and putting a number on those is that its easy to slice the tomato too thin.

Once I learn how to cook, I'm sure I can figure out a recipe for my own secret sauce :) Therefore, my question is more how I can get hands on experience BEFORE I buy any notes, not what kind of notes I should start off buying.
