Don't sugar coat it and then be honest with them about the split.

Floors are not done last, but after drywall, first primer coat, and ceilings complete with paint.

It took a fresh coat of paint, shower rehab, 8 hours of hard cleaning and some minor repairs for a grand total of $4200 in repairs and we are closing Friday for $125k.

@John AppleHi John,Wear a nice (well tailored) dark blue sport coat with an expensive golf shirt and you'll look a lot more mature. 

The outside has definitely seen better days, Wood sidings need at least a new coat of paint, perhaps need to be replaced completely, but it can wait some years. 

Its 5" decorative that has been painted (3 coats apparently) , drips all over it.. i would have to sand all of it.. there will be plaster repair after removing it.. not a concern, I can hang and finish drywall..

The manufacturer I use warranties just the paint coating for 40 years. 

(like physically) so I went to city PD and got a Civil standby and had them come to house..Changed the locks on front door and padlocked garage, the side door they used coat hanger so i couldnt open from outside..

Paint walls and ceiling, and epoxy coat shower surround.
