I am looking to join a mentorship program to help lower my learning curve and until I find it, I am educating myself with books, as well as YouTube University and great advice from the BiggerPockets community.I do work full-time in a career that I love and is very rewarding, but I also know I won't attain my goals with my current job.

I have had several cases where I finally got cops or government officials to only do their job after being very loud to the newspapers, but it does work.  

I hold a w-2 job currently and considering transitioning to holding some properties.

Are you wanting to replace your job and do REI fulltime or just part time investing, or?

Also, focus on 2 years of job/income stability.Class D Properties:Cashflow vs Appreciation: Typically, all cashflow with little, maybe even negative, relative rent & value appreciationVacancy Est: 20%+ should be used to cover nonpayment, evictions & damages.Tenant Pool: majority will have FICO scores under 560 (almost 30% probability of default), little to no good tradelines, lots of collections & chargeoffs, recent evictions.

There is a ring camera system that has a job site security package as well some of my investors use for their projects do not have internet it works off cellular connection. 

Also, Dealmachine has consistent tech issues with everything and most times it's unresolved.
