If you have a Buyer Agency agreement, it typically stipulates you must pay the REALTOR their fees, even if you find the property on your own. 

The intent of that stipulation is really to prevent mortgage fraud, not to penalize professionals that travel often for work.

Typically if you give a long notice (and not over the winter) you can work something out with your landlord where it's not as bad as the lease might stipulate.
