Assuming these are for short-term loans, such as for flips, @Keith Groshans, you could do what we do and let the borrower keep the money and pay everything when they sell the property.

It doesn’t make sense to go through the fundraising process each time since the focus should be on trying to swallow up these deals in short order. 

No...there are many reasons why installing it over the carpet will prove to be a nightmare in a relatively short period. 

This is a very valuable skillset to have in your arsenal as an investor that can dramatically increase your net worth in a short period of time if the strategy is applied correctly.
