I have personally owned investment property (both long-term and short-term rentals) along the lakeshore.

Providing a starter supply of items like laundry detergent, dryer sheets, and toiletries is common practice and works well for short stays.

Which reminds me that I should mention that I’m not opposed to living a not-so-luxurious lifestyle in the short run.

Understanding STR regulations in a market is an essential "must do" when it comes to evaluating a short term rental.

Long story short, all this means a net negative cashflow. 

Luxury rentals, purchases and short term accommodations will be in high demand from Santa Barbara to San Diego and a drastic uptick in inventory for sale can be anticipated in the areas most effected by the fires. 

There are multiple ways to invest in RE: single family, multi-family,  long term rentals, mid-term rentals, short-term rentals, rent by the room, commercial, co-ownership, syndications (I personally won't do syndications) etc. 

It's usually someone with a high W2 income buying a primary then doing Mid-Term or Short-Term Rentals with an ADU. 

This is a very valuable skillset to have in your arsenal as an investor that can dramatically increase your net worth in a short period of time if the strategy is applied correctly.
