My name is Chad, I am a renovation construction PM professionally, currently starting a search to find/ invest in some Indianapolis and local area fix and flip projects.

With online access to almost every jurisdictions property recordings, lenders today use software that automatically searches property transfers for transfers involving their loans.  

I was doing some general forum searches and saw this. 

There are a LOT of operators that are scrambling at the moment, and dont come close to our buy-box, however I do invest with 3 larger operators (BAM is one of them), and overall I still believe their underwriting is sound and viable.Im not at liberty to discuss details, however I see some good things on the horizon with this group.

@Caleb Rehg  I would advise your first step is to search this site for college student rentals and student rentals and read all you can. 

I would recommend searching for local Facebook groups to find events to attend.

You could put it into a note, after finding a local broker in your area (search for hard money lenders in your local market if you aren't sure where to start). 

Just in search of a mentor is all.

And for example if they see a property was taken back by the bank and is not shown on the track record as a huge loss, then that is another type of red flag.Internet searches can also be done on the sponsor looking for lawsuits, etc.
