Everyone from tech workers to high school students.

Might want to investigate where you think the trash is coming from maybe there is a school nearby and the kids are walking past and just throwing trash down but I would invest in another trash can or just might have to come a little more regularly to pick up the trash so there is no complaints from the neighbors.

We sold our TX home and relocated to Orlando so my son could attend school and save money by living at home.

Also the schooling system seems better than Lathrop/Manteca area. 

., Chick-fil-a, Wholefoods).B-Class areas often feature Walmart and Dollar Stores.C-Class neighborhoods usually have fewer amenities and more basic stores.Schools:A-Class areas may have access to better private or charter schools.

Also at 15 you can work and make money when not at school.

Big thoughts are I'm 43 and can retire from my W2 career (Middle school principal) in 10 years, and I want my investments ready and waiting on me then.
