Both have built a significant operation, a feat that is far from simple and is rather rare, the vast majority of TK companies are BS or scams to to some degree, and both have achieved a place in the industry only possible via a certain level of delivery.

Yes there are public companies that have charges brought against them but it is no where near the number of real estate syndicators and scam artists and most of the real estate scams never get prosecuted because they are so small.

@Arron PaulinoYou will need to get an attorney involved but honestly at this point you are probably just throwing money away as these scam artists are long gone and most likely so is the moneyYou can file complaints with your state banking - check nmls who to contact for the loan issueFor the contractor if they are licensed file a complaint with licensing board.

In a work/money fix&flip partnership:The silent partner provides $1M.The working partner does all the work, including securing an additional $1.4M in financing for the LLC.The working partner keeps 2% of the capital immediately ($20k).After all rehab, fees, and finance expenses are deducted/repaid, the working partner takes 45% of net profit and silent partner takes 55%.You can assume the working partner has experience and it's not a take the 2% and run scam.

You’re not allowed to ask about the disability, but you can verify the presence of one with their certified MHP, and that their MHP has an ongoing relationship with the tenant (not just a one-time consultation to prescribe the ESA which is how the online scams operate).
