I have read the book a couple of times but reviewing these bullet points was very refreshing.

But I need a refresher. 

I've made several improvements (kitchen & bathroom refreshes) to the property *with owner approval* to increase desirability thus increasing how much we can rent it out for.

To refresh my memory, I looked up my city's form again and they have a section on the owner's affidavit for property managers, co-hosts, etc where the owner fills out (see bold text).  

The plan will be to renovate once side 2 moves out and refresh the exterior What was the outcome?

I don't see the Japanese economic model (stagflation) as an equivalent to the USA for many reasons.

Added value with a quick kitchen remodel, a utility shed, and refreshed the house's paint.
