I would pass as I am looking for a park to purchase and have analyzed many deals I’ve tightened up my criteria which slows down the purchase, however a MHP isn’t something I want to rush or have buyers remorse on.

Not only will you need a licensed contractor but the contractor will have to pass a rudimentary background check from the end investor.

At least agents have to pass a test, all an investor has to do is attend a guru seminar and poof - they are now calling themselves a real estate investor.

I'm starting out with Rental Properties and, just my luck, California is trying to pass a Bill that will, from my understanding, put restrictions on how much a landlord can charge for Rent for their rental units because of the current ridiculous cost of living here.

If it’s greater than that then pass as there are plenty of non performing CFD’s you can buy in that range.The greater the discount typically the greater the risk.

Boulder does not need your increased tax dollars, they don't want any change to their city, and they drag their feet forever to not only give permission but also to approve anything.If you do not have 1,000 years to patiently wait for a permit to be approved (almost a sure bet you miss something on the original and it gets denied at least once) then do not buy in Boulder.Come to Longmont, where it will take you 20-30 minutes to get to Boulder, but our permit office WANTS you to improve the city, and our inspectors want you to pass - as long as you are following the building code.

@Patrick DesjardinsThis is a major frustration as the government does a typical Knee jerk reaction to an alleged issue that effects a small percentage of people who scream the loudest and hurts those it helps the most.Example is Ohio looking to pass a law where land contracts would essentially become extinct since you cannot charge more than 2% above 90day T rate (so right now 5%), you have to get the house inspected and you as the lender are still responsible for taxes, insurance and maintenance on the property.
